The Move-In/Move-Out Cleaning Checklist for Triangle Homeowners, Renters, and Realtors

4 min read

The Triangle continues to welcome new residents, homeowners, renters, and businesses.

Between relocations connected to Research Triangle Park, new construction in Apex and Holly Springs, and active rental markets around Duke, UNC, and NC State, households throughout the region are regularly preparing to hand over or pick up a new set of keys.

Moving already comes with a long list of responsibilities, and cleaning often ends up being handled at the same time people are packing boxes, coordinating movers, and managing deadlines.

Since 2019, we’ve handled move-in/move-out and tenant turnover cleaning for commercial properties across North Carolina. We’ve adapted that experience into a residential checklist so Triangle homeowners, renters, landlords, and realtors know what a thorough move cleaning should include.

Why move-out cleaning matters

If you’re a renter: Returning the property in good condition can help protect your security deposit. In North Carolina, landlords may deduct eligible cleaning costs from a security deposit when a unit is not returned in the required condition, excluding normal wear and tear. A thorough move-out cleaning can help you prepare the property for that final inspection.

If you’re a seller: Buyers typically conduct a final walkthrough before closing. Presenting a clean home helps create a positive final impression and makes the transition to the new owners smoother.

If you’re a landlord or realtor: Efficient turnover matters. A property that is clean and ready to photograph, show, or turn over to a new tenant can move through the process more quickly. Having a reliable cleaning partner who can work around deadlines and accommodate after-hours scheduling can make that process considerably easier.

The move-out cleaning checklist

A thorough move-out clean works best when you move systematically from top to bottom and room by room. This is the order our team uses.

Kitchen

  • Clean inside and outside of the oven, including racks

  • Clean inside and outside of the refrigerator, including defrosting and wiping it if it will remain in the home

  • Clean the microwave inside and out

  • Clean the range hood and filter

  • Wipe cabinet interiors and fronts, including the tops of upper cabinets

  • Clean countertops, backsplash, and sink, including clearing the drain

  • Scrub the floor rather than simply mopping it

Bathrooms

  • Clean and sanitize the toilet, including the base and area behind it

  • Clean the shower and tub, including grout lines and glass

  • Clean the sink, faucet, vanity, drawers, and cabinets

  • Clean mirrors and other glass surfaces

  • Clean the exhaust fan cover

  • Scrub the floor, including the area behind the toilet

Every room

  • Clean baseboards and edges

  • Wipe door frames, doors, and handles

  • Disinfect light switches and clean outlet covers

  • Dust ceiling fans and light fixtures

  • Clean window sills and tracks

  • Wipe closet shelves and rods

  • Spot-clean walls for scuffs

  • Vacuum and mop floors or clean carpets as appropriate

Areas that are easy to overlook

A complete move-out cleaning should also account for areas that may not be part of your everyday cleaning routine, including:

  • Inside the dishwasher and washing machine gasket

  • Dryer lint trap and vent opening

  • Garage floor, including treating oil spots where possible

  • Air vent covers

  • The inside of the front door and threshold

The move-in cleaning checklist

A move-in clean gives you the opportunity to establish a fresh baseline before your belongings fill the space.

Even a newly built home in Holly Springs may have construction dust in vents and fingerprints or residue left behind by contractors and tradespeople. In a previously owned home, there may also be areas that were difficult for the previous occupants to clean thoroughly while furniture and belongings were still in place.

Before unpacking, consider completing the following:

  • Wipe every cabinet and drawer interior while they’re still empty

  • Deep clean the refrigerator, oven, and dishwasher

  • Sanitize every bathroom from top to bottom

  • Disinfect high-touch surfaces, including switches, handles, pulls, and railings

  • Vacuum and mop all floors, including inside closets

  • Change or clean HVAC filters and wipe vent covers

One of the most useful ways to make moving day easier is to schedule the move-in clean for the day before the moving truck arrives. An empty home is significantly easier to clean thoroughly, and you can begin unpacking knowing you’re starting with a clean baseline.

Should you DIY or hire a professional?

Handling the cleaning yourself can make sense when the home is relatively small, you have enough time available, and you already have the appropriate supplies and equipment. Tools such as a proper oven degreaser, grout brush, and floor scrubber can make a meaningful difference.

Professional move-in or move-out cleaning may make more sense when:

  • You’re working against a closing or lease-end deadline

  • The home is larger than approximately 1,500 square feet

  • There’s a security deposit at stake that exceeds the cost of professional cleaning

  • You’re coordinating the move from out of state, which is common for Triangle relocations

  • You would prefer to spend moving day focused on the move itself

The right choice depends on your timeline, property, budget, and how much you already have on your plate.

For realtors and property managers

8Twenty Cleaning Solutions already works with commercial property managers across North Carolina on standing cleaning arrangements, and we’re now extending that same service model to residential realtors and landlords throughout the Triangle.

A standing arrangement provides a single point of contact, flexible and after-hours scheduling around showings and closings, and a written cleaning checklist so you know exactly what has been completed.

If you manage multiple properties or handle several turnovers each year, ask us about establishing an ongoing cleaning arrangement.
